I would say yes—everyone I know who lives in NYC used a broker.

In Brooklyn, if you have connections, you can find places without a broker. I’ve lived in 3 apts. in NYC, one in BK, and have never used a broker. You will have to find one through Craigslist (search BY Owner only) or friends who know people who know friends, etc.

Depends on how much you are willing to spend. The brokers charge as much as three months rent sometimes. If you can afford it, I’d say go for it. You will end up with a nicer apartment in the neighborhood you want. On Craigslist try searching for Windsor Terrace, South Slope, Midwood, and Kensington. These are some “up-and-coming” neighborhoods. Good Luck.
