What is the typical leasing rate per square foot of warehouse space? What is considered a "good deal"?

I realize that property prices vary wildly from region to region, but I am looking for a real-estate “rule-of-thumb” or value-metric for estimating how much square-footage should cost on average.

On average, it should cost slightly more than what the average person looking for warehouse space in that area wants to pay.

Seriously, there’s no rule of thumb. Warehouse space in rural Wyoming is cheaper than warehouse space in downtown Manhattan.

Clarification:

A friend of mine once told me that new commercial zone construction costs are around $70 per square foot, and that he would try to buy buildings that were significantly less than this.

I was looking for a similar rule of thumb for industrial or warehouse space. Thanks.
